Extensively renovated with a great aspect this is an ideal permanent
or second home in France situated in the heart of the "Pays
Rabelaisian" just minutes from Chinon.
Located in the same village as La Deviniere, the home of
François Rabelais, the community contains many other historic
buildings as well as the large Chateau Coudray Montpensier.
It
is a secluded property, though not isolated, with a southerly aspect
and overlooking a small valley with rolling hills, cultivated
farmland, older woodlands and some tree farms.
The property consists of the main house and other buildings arranged
in the form of a courtyard. A large field to the front slopes down
and protects the view with walled grounds to the rear of the house.
The south portion of the courtyard is marked by a low stone wall
topped by a grill fence giving onto the view. The main house is in
superb condition, having been renovated to high standards whilst
preserving its original features and comprises:
Ground Floor:
The ground floor consists of a central entry hallway and stairway, a
large fitted kitchen [24 M2], a living room [34M2]
and a cloakroom.
First Floor:
Upstairs a landing leads to a windowed bathroom with bidet, and
Bedroom 1, [34M2], Bedroom 2, [27M2]. Both of
these bedrooms have working wood burning fireplaces and one has its
own wash basin. Both bedrooms have very nice 70Cm "Oeil de
bœuf"
windows on the north walls.
There are good closets throughout. Three rooms have exposed ceiling
beams. The house has oil fired central heating and rewired
electrics. There is a spacious attic above, which could be converted
to further bedroom accommodation.
Outside and Grounds:
The stone facade of the house has been cleaned and re-pointed and a
new septic tank with soak-away installed.
There is a garage next to the main house and workshop. Two barns
and another stone house, nearly 300 years old, are vacant now but
the barns could be promptly put to use as barns or easily renovated
as living spaces.
There is a cave for wine storage under the old house and the grounds
have numerous trees, including apples, pears, plums, peach, fig,
walnut, almond, a flowering hibiscus tree and 5 Cyprus trees.
If one wished to cultivate the front field, the calcium content of
the soil and the slope toward the south make it ideal for a small
vineyard.

Our Opinion
A really great property located in one of the most historic areas of
France.
The adjacent original house is ideal for refurbishment providing
further accommodation; either for personal use or as revenue
generating Gites, whilst the grounds are ideal for those with
equestrian interests or for perhaps converting to a vineyard.
